Buying a property

Before you commit to a property purchase, understand the contract, your obligations and the checks appropriate to the property.

Before you sign

Arrange advice on the proposed contract and discuss any special conditions. Review your finance documents and confirm what your lender requires. You are under no obligation to sign documents on the spot.

Ask about building, pest or strata reports and other checks that are appropriate to the property. These can help identify issues that affect your decision or the terms of the purchase.

The contract and deposit

The deposit, contract conditions and any cooling-off arrangements depend on the transaction. Ask your conveyancer to explain the requirements before exchanging contracts.

If you need a particular settlement date or an arrangement such as early occupation, raise it early so it can be considered in the contract.

Preparing for settlement

  • Discuss relevant searches and title checks.
  • Coordinate the lender's requirements and mortgage documents.
  • Understand duty, rates and other settlement adjustments.
  • Confirm the funds required and the settlement arrangements.
  • Arrange your final inspection and practical handover plans.

A quote suited to your purchase

Our team can explain the conveyancing fee and the additional reports, certificates or other costs relevant to your transaction. Ask for a current, written quote before proceeding.
